Boundary Surveys

Whether you've purchased a new plot of land with or without development, are installing a fence, or are looking to settle a dispute over the boundaries of your land, Voelker Surveying can help. A boundary survey is a formal means of defining the boundaries of a property. It is primarily concerned with determining the corners of a parcel of land. Before buying, dividing, improving, or building on the land, most people conduct boundary surveys. A land surveyor will prepare a drawing after completing a boundary survey. Having a professional do the survey is essential because measurements must be as precise as possible.

Process of a Boundary Survey

  1. Each property corner is identified, validated, or reestablished and reset if the location is unknown. This may require digging to locate the original boundary markers.
  2. The surveyor will mark each corner. The marker is usually made of rebar or iron pipe and stands around two feet tall to provide easy visibility across the property.
  3. Following the placement of the markers, the surveyor will spray paint the corners with pink paint to ensure maximum visibility.
  4. Surveyors may also place wooden poles or flags around the property corners with labels to assist them in locating the property corners.
  5. The person who commissioned the survey might specify if improvements such as homes, buildings, sheds, pools, fences, or other permanent structures should be depicted on the boundary drawing.
  6. The surveyor will note all potential encroachments.

Construction Surveys

Construction staking, also known as site layout surveys and commonly used in commercial construction, is the act of visually evaluating building blueprints using stakes as reference points. Surveyors will use stakes to mark not only the dimensions and location of the structure to be erected but also prospective roadways, electricity lines, water lines, and so on. With the visual markers in place, your contractors can ensure plan accuracy and compliance. Before you begin any construction project, you must obtain a construction survey. Topographical Surveys 

Almost all construction projects start with a topographic land survey, which identifies the property's starting place before any modifications are done. Engineers and architects use them to aid in the design of buildings or other improvements to be placed on the property, as existing characteristics may influence their design or judgments about where structures can and cannot be placed. Topographic surveys can also be used to create plans for drainage ditches, grading, and other features that use the natural environment as their foundation. Government entities may also require topographic surveys for a variety of reasons, such as regulatory requirements for building rules or as part of environmental restoration programs.

Elevation Certificates 

Elevation certificates are official forms FEMA's National Flood Insurance Program supplies consumers to use to receive flood insurance. Due to living in a flood hazard zone, your mortgage company may now need you to maintain flood insurance, depending on the location of your house. Without an Elevation Certificate, your insurance premiums will be at their maximum, potentially costing you thousands of dollars over the life of the loan.


An Elevation Certificate can not only potentially cut your insurance cost and save you money, but it will also give you important property information. The survey for a Flood Elevation Certificate will contain the following items:

  • Base Flood Elevation allows us to determine if your property is at higher risk of flooding.
  • Elevation Data are measures of your property's interior and exterior floor elevations and key appliance elevations. A land surveyor or engineer must take these measurements on the property. This information is critical in determining your property's Base Flood Elevation values.

Once the information has been gathered and processed, the flood certificate should be completed, forwarded to your insurance company, and filed away for your records.

Subdivision Platting

If you've just purchased or acquired a plot of land intending to split, expand, or otherwise develop it, you've probably come across the term "property plat." Plats are crucial because they provide an accurate depiction of the land as well as the owner's easement restrictions, items, and access routes on the property. Lots must adhere to regulations and city ordinances, and all property owners must have access to utilities.
